The formular for every investor in real estate differs. However, I will be sharing one of the real estate success strategies from the great Cavett Robert, founder of the National Speakers Association and longtime entrepreneur, which says ‘Don’t wait to buy real estate, buy real estate and wait’. This strategy is working for many investors and should work for you.

As you all know, real estate generally increases in value. Some areas such as Ajah

and Ibeju-lekki in Lagos state will increase more quickly than others. This is because

these areas are in the direction of growth and has attracted the attention of both domestic

and foreign investors.

As an experienced realtor that specializes in helping individuals, families, and corporations make the right real estate investment decision by investing into raw land [landed properties], I will recommend the following steps in line with this particular strategy by Cavett Robert [i.e. don’t wait to buy real estate, buy real estate and wait]

STEP ONE: Start with a Plan: it is important to always begin with a plan built on whether your strategy is to invest in a property for the long-term or short-term. You can choose to hold a property for the long run or to hold it for a short time and flip the property for short-term property.


A long-term hold plan can provide financial freedom. A plan to hold a property for a short term [flipping] can be a terrific way to generate cash, but a more solid strategy is to secure income properties in a good area like Ajah or Ibeju-Lekki with consistent rental income, and then let the real estate work for you. Before you know it, some years will pass, and with smart investment practices, you will enjoy solid appreciation on properties, offering you the gift of letting real estate and your money work for you.

STEP TWO: Work with a team of Experts: Remember that the real estate is a multi-faceted adventure. This means that you can know it all. Any attempt to do it all on your own can be a tough lesson on the ego and wallet when investing without the proper due diligence.

As an existing or potential investor in the real estate market, I suggest you interview and prospect for team members and you would for a business partner, employee, spouse, and so on. Interview real estate agents, developers, appraisers, bankers, appraisers, accountants and attorneys specializing in real estate before you begin prospecting for properties. Select the experts that suit your style. It is worthy to note this, having a team in whom you have confidence will make prospecting and purchasing much smoother. STEP THREE: Work with your Plan: At this stage, use your investment guidelines to build your portfolio, assemble the best team to help you make the best decisions, create time to always study the market with respect to the development and value of properties in choice location[s]. Do not underestimate the importance of the regular time and attention required to invest successfully in real estate.

My dear friend, there is one thing to be sure of: real estate changes everyday. It does not change as fast as the stock market, but something impact real estate daily: government policy, government budget plan, company’s’ expansion, new shopping centers, renovation of downtown areas, new schools, new factories, and so on.

When it comes to real estate, phenomenon investors always invest in an area where growth is coming. Most often, they invest in raw land in the direction of growth.
